Eliza-Jane - Visited April 2024 ***** An idyllic seaside location Kiora is like something out of a novel, especially on a wet and wild weekend when the rain is lashing down and the sea is crashing on the shore. At Kiora you can sit snugly at a window watching the weather and waiting for a break in the clouds to run out to the beach literally on your doorstep and walk the short distance to Whitstable harbour and the town. The house is stunning, with high ceilings and spacious rooms beautifully decorated, perfect for hosting a big family gathering. The kitchen is well stocked with everything you might need, including supplies of tea, coffee and other essentials. Jez, the owner, is a fantastic host who couldn't have been more helpful. He even baked us an absolutely delicious summer fruits drizzle cake, the last slice of which came home with us. Our 6 year old son was thrilled with the secret room of toys in his bedroom; we were thrilled with the space, the light, the view, and how immaculate it all was - the attention to detail is second to none. I'm finding it hard to strike a balance between telling everyone every wonderful thing about this house, and leaving it a surprise as there is so much joy in the discovery. We enjoyed every second of our stay and just wish it could have been longer.

Sitting on the promenade with phenomenal sea views from all of the top floor bedrooms . Lie in bed watching and listening to the waves . Incredibly well appointed inside , lovely wine glasses , a well stocked cupboard of spices and oils , home made cake , tea, coffee and milk . Quirky sloping wooden floors and a garden full of places to investigate for children and dogs alike . A really special place.

Jocelyne K - Visited March 2024 ***** Magical home by the sea. We rented Kiora for my 40th birthday. It is a truly special house - secluded yet right on the beach. You can see the sea from almost every window, and the light and ever changing views were magical. It was clean, and so so well equipped. The best thing about it was the feeling that we were in someone’s home rather than another bland holiday rental. There were other lovely touches. The fires were all laid ready to be light, fairy lights that came on as it got dark, candles everywhere and a delicious home made cake. Thank you. We would love to come back.

Ben D - Visited December 2023 ***** A truly magical Victorian beach house My girlfriend and I had a beautiful stay at Kiora. A truly magical Victorian beach house, literally a stones throw from the beach, yet serenely tucked away behind its imposing frame and secluded garden. It was like something out of a novel, or a Netflix show. And with the Christmas tree all lit up when we arrived in the evening, it felt like we'd wandered into our favourite Hollywood Christmas movie. Two kids giddily exploring the nooks and crannies and excited by what new wonder lie around each corner. It really does evoke the nostalgia of childhood, where everything feels that bit bigger and more magical. We wanted some time out from our hectic London lives and the house was a joy to relax in. We had coffee in the morning in the library room, plucking CDs from the shelves (the theatrical sultry sounds of Jacques Brel were very much on point!). Gazed out at the coastal skies during the day, and lazed cosily by the fire with our books in the evening. The house is so captivating we had to remind ourselves to actually head out 😅. We visited Whitstable, just a short stroll away. Where we had a roast at a local pub, wandered the historic lanes, and visited some cute shops along Harbour Street. One morning we got up with the sunrise and walked along the shingle spit (known locally as The Street), which protrudes out into the sea at low tide. What a unique experience to look back from the ocean towards the house. A big thank you to Jez for the thoughtful little touches and attention to detail (excellent communication, yummy homemade cake, fresh flowers on the table, candles, help with the parking, torches, and radio in the bathroom!).

Caroline Spencer - Visited December 2023 ***** It's like going to stay with a dearly-loved friend Kiora is a remarkable place. The location could hardly be more perfect (ON the beach; stunning views - no seawall to get in the way; lovely large garden with remarkable summerhouse) but much more than that, it's like going to stay with an old and dearly-loved friend who has just popped out for a bit. The house is full of poetry and art books, paintings, games and toys as well as wonderfully comfortable sofas and fires and a really lovely piano (much played during our stay). Jez had done everything to make us feel welcome and comfortable for our pre-Christmas break: the whole house was dressed for Christmas in a really tasteful way; the house was warm - and there was delicious home-made CAKE! If you are after a stream-lined minimalist modern vibe with endless ensuite bathrooms (and level floors) then Kiora probably isn't for you, but our multi-generational party (including three grandparents and a toddler) had a wonderful time and are very much hoping to be back - many times! Thank you Jez!

Crotsi - Visited December 2023 ***** An incredible spot Jez's house is such a find. RIGHT on the beach but hidden tucked away from the hustle and bustle of Whitstable in its own self-contained garden with off-street parking, you really have the best of both worlds of being near the action but at times it feels as if you're on your own private island with views out to the sea and the famous tidal spit of sand known as 'the Street' revealing itself at low tide. The house itself is oozing with character but is still super comfortable with generous comfortable double beds and a really decent, well equipped kitchen and bathroom. Incredible views out to sea from every room on the front. And a grand piano/open fire in the cozy sitting room and a separate atmospheric library/dining room! So refreshing and delightful to find after endless soulless Airbnbs stuffed with IKEA furniture decorated with only mass-produced prints of the Brooklyn Bridge or Eiffel Tower. Jez was also so easy to deal with, and super kind and welcoming. I even left my coat behind and he offered to post it back immediately. Couldn't be more highly recommended and can't wait to go back in the summer!

Alexander H - Visited December 2023 ***** Perfect house, perfect location The place is perfect, you would struggle to find a better location. Everything is perfectly laid out and considered in Kiora. We spent a long weekend catching up and cooking (for 8) and this was the ideal location. Jez was very helpful throughout, a great stay!

Curiosity - Visited November 2023 ***** A wonderful weekend at Kiora Whitstable with the family A beautiful house to stay in for the weekend ..Jez met us at the house with a beautiful cake and talked us through the house ,gardens and local area ....lots of room..very spacious ..4 decent size bedrooms with sea views ..well equipped kitchen with everything you could possibly need ...dining room with sea views and the living room complete with open fire and a baby grand piano ...the garden was well looked after but we didnt get to spend much time out there ..would 100% recommend am hoping to go back next Summer ..

Sarah Jane D - Visited September 2023 ***** Simply The Best An oasis of period charm right on Tankerton beach sufficiently secluded to be a world of its own. Park your car then kick back and relax in a home designed to holiday in. No hidden extras of an Air BnB merely thoughtful consideration for what you may have left behind. Beach towels - there's plenty. Board games - check the wardrobe in the ground floor. Occupy the children - a cupboard full of toys in the twin bedroom or beach games in the porch including beach shoes and a kite! Extra light in the garden as you dine around the generously proportioned outdoor table - plenty of solar lights, candles and hurricane vases to build a flickering fairy tale world as the sun sets. A choice or gas or charcoal bbq, a hammock, well stocked spices and condiments the only thing I wanted for was for someone to say I could stay forever. Reading the visitor book I realised that Kiora generates this feeling in all of its guests via the warmth of her host. Did I mention the cake!

Alison G - Visited June 2023 ***** Shhhh... don't tell anyone! Just love this house. Our second stay and will definitely be back again. It feels as if we are welcomed into a family home, which indeed it was for many years. Perfect location on the beach, but with a beautiful private garden. What it lacks in bathrooms it more than makes up for in large bedrooms, fully equipped kitchen and a spacious and airy sitting room. And Jez is such a warm and welcoming host, not to mention cake baker...

Catherine T - Visited June 2023 ***** Beautiful Kiora We had such an amazing weekend at Kiora celebrating a birthday and a anniversary. Everything was perfect and the house was so well equipped. We loved sitting in the garden and watching the waves. Jez was a great host with excellent communication from start to finish. Bedrooms were spacious with lovely views and it was convenient to have a sink in each room. Dog Friendly too! Thoroughly recommend this beautiful house

The children loved being able to take the bikes out and fly the kite. The views are lovely and the peace and quiet is great, yet a short walk to the bustling harbour and restaurants of Whistable. Jez is a really helpful host and he bakes a great welcome cake too!

Enid M - Visited December 2022 ***** Great sea front retreat We came for Christmas week and everything was here; you name it and it was there to be used. A beautiful live Christmas tree in the hall and decorations of holly and lights everywhere as well. Jez is so friendly and helpful; available at the end of a text if necessary. The rooms are all a good size. The bathroom is downstairs, next to a double bedroom, which was a bonus for an old duck like me because I didn't need to climb the stairs. The only possible downside for some is that the entrance to the house from the prom is a rather steep and uneven public path of about 15 ft.

Compass - Visited September 2022 ***** A perfect pet friendly stay The location is fantastic, Kiora couldn't be closer to the beach, so you lie in bed and hear the waves gently lapping the shore. The tiered garden allows you to sit and relax watching the tides come and go. Restaurants, of which there are many, are 10 minutes walk away as is the High street of largely independent outlets. The house immediately feels like home and all you need to do is turn up with a suitcase of clothes. Even dog bowls had been made available. Greeted by Jez, he is the perfect host, only a text away if help is needed. Kiora and Whitstable are now firmly entrenched in our holiday diary.

Seemaseems - Visited July 2022 ***** Idyllic Beachhouse Awaits Beautiful, idyllic Kiora certainly lives up to its name. We spent a bucolic week here, timed impeccably, but serendipitously to coincide with the UK heatwave and it was joyous. The kids were beside themselves to be able to fling open the gates and be straight out onto the beach everyday! And the garden terrace was a welcome quiet spot for the adults to relax in. Private but right in the action at the same time, perfect balance. Jez is the ultimate host; he tells you the house is well equipped and then you realise that's a total understatement- beach equipment down to beach shoes are there ready for you, toys, games and books a plenty and my own personal fav - a well stocked spice cupboard! I can forgive the slightly rickety staircase, for the beautiful twinkling fairy lights that light the house up in the evening and total pleasure of waking up by the seaside. Beds are all super comfy & we managed well sharing the one small bathroom as each room has it's own sink (I wonder if that's a throw back to being an arts students house?) Cannot wait to revisit next year when we get to sample the second time visitor's cake... home made and left with love in the kitchen for our arrival.

Everything about Kiora is perfect – from the location (couldn't get closer to the beach and sea unless you were on a boat), the gardens (private, pretty, great for relaxing while the sun sets, sipping a G&T), the facilities (there is everything, everything required for your stay), to the house itself (full of character, spacious, spotlessly clean). Second time of staying and as welcoming and perfect as the first. A short (5 min) level walk into Whitstable for all the restaurants, independent shops, and of course, the oysters... Humans and dogs all welcomed and made to feel at home – Jez is a fantastic host and I've yet to find cakes as good as his in the shops! If you book Kiora you won't be disappointed, going to sleep with the sound of the waves is beyond relaxing...

Getaway - Visited February 2022 ***** A perfect escape at the centre of everything We booked a four night stay for 2021 which we had to delay a year but, we’ll worth the wait. What a beautiful house, everything was catered for and, absolutely no need for a car as everything you need is within walking distance. Jez is a perfect host, really makes an effort to ensure your stay is perfect and, it was. Thanks so much, hope to come beck in the summer and, make use of the beautiful garden.

Diane MW - Visited December 2021 ***** New Year Celebrations This is a wonderful historic house in an unbeatable location with the beach on the doorstep. We stayed for a week with a group of family and friends to celebrate NY Eve, a wedding anniversary & a birthday. Everyone had a great time. The owner, Jez, had decorated the house for the festive season and it proved to be the perfect place in which to spend time together. He could not be more helpful. The house is the best equipped we have ever stayed in. We thoroughly recommend it to anyone seeking a seaside retreat - at any time of year.

Daisy W - Visited November 2021 ***** Happiest Holiday House We took a winter break with our two young children and couldn't have found a happier holiday house. Jez was an excellent host, warmly greeting us on a cold winter's night, he heated up the house and turned the lights on. The house itself is delightful, with all the facilities you might need. I was delighted to play the piano, which has been kept in excellent condition and was actually in tune (quite rare for a holiday rental). The children were excited to explore the house and curious to look at all the interesting items, especially the toy cupboard. There was so much to do in the house, we hardly went out, which was lucky with the cold weather. We can't wait to return next year. Thank you Jez!

Me and my extended family stayed for a weekend in November and loved it. So much character to the house (and it is so well equipped). Wonderful real log fires ! And it is literally the closest I’ve ever stayed to the sea … right on the doorstep. The host also couldn’t be more helpful. Thanks for everything Jez !

Sragget - Visited October 2021 ***** Fabulous Family Gathering We stayed here for a long Halloween weekend with our family and had such a lovely weekend. The owner Jez made us feel very welcome and was generous to a fault. The home was enjoyed by all ages. My 23 month old visiting niece, loved the toy cupboard and taking a net and bucket and spade to the beach and the oldies loved the log fire and ever changing sea view. The beds were incredibly comfortable, the house cosy and warm and well equipped.

Passenger - Visited June 2021 ***** Perfect home, host and location Very rarely do you get a chance to be located right on the beach. Kiora’s location is stunning; we’ve had an amazing few days here enjoying family time. The house is so beautifully kept and well stocked with everything you could want. Von DF - Visited October 2020 ***** Back again! I’ve returned twice to Kiora this year, which obviously speaks volumes. With two different sets of friends. One group returning from last year (and we’ve already booked again to come in 2021) and another new group of uni friends - the most recent October visit. As always, the location is a winner, with the stunning sea views yet Whitstable just a short stroll away. Plus it’s so great to have such a comfortable spacious house, with everything you need at your disposal. I can’t extol the virtues of this house enough! Julie Y - Visited October 2020 ***** Fabulous beachside property, loved by us and our dog! We love Whitstable but this is our first visit to Kiora, but it won’t be our last. An amazing, well loved and cared for house by the owner Jez. Everything was there for us, even the fire was set ready to light. Plenty of room, comfortable and light. Great to watch the sun going down and the roll of the tide, from a comfy sofa with a glass of something! Parking is available and we used the garage behind the property and just walked everywhere. All on your doorstep from this lovely house. Thank you Jez for making us so welcome. We will see you again next year. 😊

The weather was dreadful throughout but drinking our wine in front of the roaring fire whilst watching (and hearing) the waves crashing just outside the front door made for a thoroughly superb weekend! Jez, the owner, welcomed us with a delicious cake and couldn’t have been more helpful. We WILL be back!

Emily B - Visited September 2020 ***** Amazing house, amazing location! We were meant to stay at Kiora in June but lockdown stopped us from doing that. Jez was amazing through-out and we were able to move our holiday to September, and luckily for us the weather was incredible during our stay! Jez greeted us at the house and went through the details we needed, he left us a fabulous cake and bottle of wine which was very kind. Parking is slightly daunting but once we had parked up we decided not to use the cars at all during our stay as everything we needed we could walk to. The location of Kiora is fabulous, right on the beach and 10 minute walk into town. The house itself is quirky and beautiful, plenty of space for 6 adults and 3 dogs! We can't wait to go back!

Cat H - Visited August 2020 ***** Magical experience for adults and kids We had an amazing stay at Kiora. It couldn’t be more perfect - on the beach yet with a wonderful private garden that the kids (aged 5 and 3) spent hours exploring and playing in. The house itself is brilliantly well equipped, everything you could possibly want in the kitchen, plus sinks in each bedroom means one bathroom (plus separate vintage loo!) is no issue, even for 2 families sharing. Jez has thought of everything; home baked cake on arrival, larder cupboard full of herbs and spices, great coffee machine and the amazing secret toy cupboard. He also arranged the most amazing weather for us! We will most definitely be back!

Kathy P - Visited July 2020 ***** The perfect location for a sea side break. We've visited Kiaora twice for a week. It is unique. The place is filled with light and both the sunset and sunrise happen in full view over the sea. Inside are unexpected treasures including a grand piano, wonderful book collection and brilliant games. Jez bakes a cake for your arrival, beach towels provided, lovely linen and a cupboard full of spices. The garden is mature with sheltering trees, a hammock and loads of space to eat al fresco. There is just one bathroom but also the delightful 'Thunderbox'. Staying at Kiaora is like staying on a luxury antique yacht without the seasickness.

We stayed here for 3 nights and EVERYTHING about Kiora is so special ....the views from every room (barring the bathroom) are awesome and yet the privacy of the house is not compromised in any way...the owners attention to detail and thinking of anything you might possibly need, being away from home, is incredible - the Christmas decorations had been left up for us and just added to the special,magical ambience along with copious candles and open fires.Kiora is a very special holiday destination - a easy stroll away from the Harbour and quaint seaside town of Whitstable with all its restaurants/cafes/bijoux shops and more..the beach is literally on your doorstep together with the promenade where you can walk, jogg or cycle to your hearts content all the way to Margate (without being on a main road) if you so wish !!!! Kiora is as perfect for the winter months as I am sure it would be in the summer.Those views and potential sunsets are awesome. Jez, the owner, is incredibly warm and welcoming (and the home-made cake he left for us much enjoyed !!!) Without exception we ALL enjoyed our too brief a stay at Kiora...it is not only a holiday home it is a very special, unique, character- filled, holiday home.

Pippa - Visited December 2019 ***** Beautiful family home right on the beach perfect for a seaside escape! Wow what a beautiful house in Whitstable. My husband used to live in Whitstable so it was just a joy to visit and celebrate new year here with our friends. Jez was a wonderful host and the house was beautiful, spotlessly clean and was decorated with a lovely Christmas tree and just the right amount of sparkles. The bedrooms are generously spacious and the sea views just take your breath away. Our 10year old boys woke early and could venture straight to the beach to search for shells and play games. Whilst the girls enjoyed catching up and could venture easily into Whitstable centre. The house nestles in the slopes at the far end of Whitstable so is private and peaceful but only a quick walk into town if you want to explore shops, cafes and the hustle and bustle or enjoy a pleasant walk along the prom towards Tankerton. The kitchen is generously stocked with an array of pots pans and cutlery so we cooked many a feast without frantically having to search for that illusive tin opener or bowl. Jez even made a beautiful cake to welcome us on our arrival. He ensured he made us feel right at home straight away so all we could do was relax and enjoy the sea air and views. I relaxed so much I ended up leaving a trail of personal artefacts which Jez promptly packed up and sent home. Now that's what I call service. Thank you Jez for hosting our perfect retreat in your beautiful home. We can't wait to come back. Elisa - Visited September 2019 ***** My dream weekend What can I say, it had always been a dream to stay here.My 50th felt like the perfect opportunity to enjoy this beautiful beach house. We had friends over to celebrate and the house was perfect.It had everything you ever needed, the bedrooms are decorated gorgeously with the beach just outside so you can hear the lapping of the water. The downstairs is just as lovely the piano room as I called it was just beautiful and homely and cosy.The kitchen had everything you ever needed.Ths entrance to this house is the best💖 that's when I fell in love with this house it's such a welcoming peaceful place and you can imagine all the fun that this house has seen. The garden is gorgeous too and was the main area for our celebrations with a stunning views and sunsets.Gorgeous house💖 Finally Jez he was the perfect host he made sure we had everything from fresh linen,towels,Logs for the fire, Candels,matches,kitchen full of cleaning products, fab coffee machine the Best Homemade cake when we arrived which went down very well,not a crumb left. Wine in the fridge. Was all very thoughtful and a lovely touch. Will definitely be back We loved every minute.

A perfect location, lots of privacy inside and in the garden - but the sea is right there in front of you! Very well stocked with all you could need for a seaside break. LAB - Visited June 2019 ***** Perfect pet friendly house with amazing sea views We have just returned from a weeks stay in Kiora and what a great week we had! We were welcomed by Jez who gave us a quick tour of the house and kindly arranged for us to enjoy homemade cake and a bottle of wine! The house is perfectly located on Tankerton beach with wonderful views from the garden - the mature hedgerows and plants provide excellent privacy without obstructing the sea view. Walking into Kiora and seeing the wealth of the original period features and wonderful interior fixtures and furnishings; all added up to a top notch stay. The property is comfortable in every manner and really well equipped - books, games, kitchenalia, beach accessories to name but a few - we didn't want for anything. The dogs were very comfortable and enjoyed exploring the garden and meeting lots of new dogs on their walks. I should also mention how much we enjoyed Whitstable itself - in particular the lovely boutique shops, pubs (Tankerton Arms / Neptune) and excellent restaurants (Harbour Street Tapas / Samphire / The Sportsman). Five stars in every respect so thank you Jez for permitting us to stay and enjoy such a lovely property in a great location.

Von DF - Visited June 2019 ***** Beautiful house in a stunning location I’ve just returned from a week at Kiora with friends and two dogs and what a wonderful week we had. I can’t recommend Kiora highly enough. It’s in an absolutely fabulous location, right on the beach with amazing sea views from the house and garden, and you can hear the sea from your bed at night - bliss! The house is also exceptionally well equipped, so it really is like a home away from home. I must also mention Jez’s super cake and welcoming wine! Whitstable was wonderful too - so many excellent shops, restaurants (Samphire, Harbour St Tapas and The Sportsman were all superb) and pubs. We also enjoyed the stroll into Tankerton and visiting the Tankerton Arms.

Wonderful home, amazing views, great location for Whitstable - close enough to enjoy the shops and restaurants and beaches and the buzz of Whitstable, but away from too many tourists. We had three children with us and they loved the beach. The house was warm, clean and amazingly well equipped! Wonderful changing sea views. Playing on the beach during the day and a log fire at night. Jez was a wonderful host. Wonderful place to spend my 40th birthday with my family.

Iris - Visited March 2019 ***** Wonderful Kiora! Our long weekend stay in this beautiful Victorian house exceeded our expectations on every level. As we had hoped it turned out to be the perfect venue for the celebration of a special anniversary with our family and a few close friends. The owner Jez is a great host, helpful and friendly and happy to answer any questions; he also provided us with a homemade cake and everything we needed for that first welcome cuppa. The house is spacious, well equipped and comfortable. Although easy on the eye what made the house so very special for us was that it is really homely and comfortable. Kiora is also perfectly situated on the beach with sea views from almost every window. Despite the changeable weather our whole party spent lots of time outside, skimming pebbles and walking up the “street” a long strip of the beach (directly outside the house) which is exposed and walkable at low tide. The house is just a short walk into Whitstable town where there are a variety of restaurants, shops and pubs to choose from. Jez recommended Samphire as a good place to eat and we had a really lovely anniversary meal there. Kiora is a truly wonderful place to stay and we would highly recommend this beautiful house to anyone looking for a special place to stay in Whitstable.

Cecile G - Visited January 2019 ***** Perfect seaside getaway 1hr from London This is as lovely as it looks on the photos; three bedrooms with views over the North Sea, the sound of waves lapping on the beach lulling you to sleep. A fourth bedrooom on the ground floor right next to the bathroom for granny. Jez had plenty of firewood and logs all set up for roaring fires inside, where we spent time playing cards or playing the grand piano. Floor to ceiling windows in the living room so you felt like you were on the beach. There's plenty of outdoor seating and a gazebo for summer guests. Jez was waiting for us with wine and a home-made cake, and the heat blazing. Will definitely go again.

Emma - Visited December 2018 ***** Beautiful House and location Wonderful stay at Kiora over New Year 2018. The house is ideally located and accessible to all the delights of Whitstable. The house is fully equipped with attention to the smallest detail. The rooms are tastefully furnished and very comfortable beds and linens . A gorgeous place to stay even in the winter ,with roaring log fires and the sound of waves. A truly memorable experience for us and for future groups that are lucky enough to stay here .

I Love Hockey - Visited October 2018 ***** Heaven The most wonderful weekend in an amazing house , best location ever practically on the beach , the spit just in front of the house , beautiful views , such a comfortable house and wonderful outdoor seating area where you can hear the sea! Great coastal path to bike or walk your dog either way , rows of colourful beach huts one direction and Whitstable craft market and pretty harbour the other , Jez’s recommendations for eateries were spot on and he was so helpful when we arrived ! Perfect for everyone and excited to return one day soon to try more local cockles 🐚 🤣

Princess Bean Town - Visited June 2018 ***** Beautiful We stayed in Kiora June 2016 (wouldn’t let me put in a later date!). It was so lovely being on the beach and having the garden to hang out in. The house is beautiful. It’s a little wonky in places but I think that adds to the charm. The owners have done a great job in decorating and making the place feel homely. Would love to stay there again!

Cindy B - Visited May 2018 ***** Awesome location, awesome house, friendly and comfortable atmosphere This is one of my favourite places on the planet. The house is so comfortable and magical, and the views are stunning and ever-changing. The house overlooks a part of the beach at which there is a unique geological phenomenon of a hard packed ridge of sand stretching into the sea, known as The Street. It is covered and uncovered with every tide, and is a joy to walk and wade along. It is a popular spot with fishermen and kiteboarders, who are great fun to watch. Although the house is right on the beach, the garden affords both seclusion (thanks to a managed hedge) and great views (thanks to being on a slope). The whole place is a photographer's dream. It's only a short walk into Whitstable, but the house and surrounds manage to remain relatively peaceful. Jez is really nice and helpful. Great place to stay with friends and family.

Sixty Something Mum - Visited May 2018 ***** Perfect house in a perfect setting We had a great half term week at Kiora (helped by good weather. Jez is the most hospitable host we have ever met and the house was so cosy and welcoming - and very well equipped. There was plenty of space for our party of nine and the garden was ideal for lounging and admiring the ever-changing view of the sea. We will definitely return!

My eldest daughter arrived first and her text message was. Amazing Mom, so much better than the pictures!! A dream! I couldn't agree more. We will be going back. Just a few more positives. You can walk to fantastic restaurants, markets and the high street of this darling village and yet you fall asleep to the sound of waves and a fresh sea breeze. If you need a break for a long weekend or want to book a peaceful week at the beach this is the place.

Timothy P - Visited May 2018 ***** The Perfect Beach House Getaway I set the bar high along with my expectations. Somewhere beautiful to spend time with my friends, to eat great food, drink and be merry. I wasn't disappointed in any way. The house is stunning and is perfectly positioned to access the local delights on foot. Kiora felt like we had the world to ourselves, the house is so welcoming, every part exudes charm. After 5 days at the house I was still finding new things to fall in love with. The house doesn't need much help to make it a place you'd want to spend time but in Jez it also has the perfect host. Nothing is a problem and you get the genuine feeling that the most important thing to him is that you relax and enjoy the house. I don't often feel the need to write a review but in this case I had to. Go as soon as you possibly can, the moment you get your own key to the sea defences you'll realise you made the right decision!

Rebecca S - Visited April 2018 ***** Amazing location and beautiful property We've just returned from an amazing long weekend Easter break at Kiora and can't rave about this property enough. The host, Jez, was really helpful sending through lots of information beforehand, and even baked us a cake when we arrived! The property is a few steps from the beach, which our children loved, however they found equal pleasure in exploring the amazing garden, which has views right over the beach. The property is really well catered with everything from children's scooters, fishing nets, board games, coffee machine...the list goes on. The property is really well located, just a few minutes walk from Whitstable but far enough to feel very tranquil. We'll definitely be returning.

I would highly recommend this house if you are looking for an incredible place to stay right on the beach in Whitstable! The house is beautifully kept and ideal for either a weekend stay or a weekend gathering as we did for a special birthday party. With plenty of outdoor space, as well as the beach literally on your doorstep. Located very close to the main harbour and high street. So you can be in the centre of activity within 5 minutes, or stay in your own lovely reclusive grounds and house if you wish for a quieter weekend. The owner Jez, will make sure you have everything you need. Couldn't recommend this highly enough!

Sightsee - Visited December 2017 ***** Perfection! We spent a wonderful New Year at Kiora, enjoying the beautiful sea views and walks along the beach. The house was a prefect cosy haven after days out in Margate and Canterbury. Open fires in all downstairs rooms were set and ready for our arrival and were so lovely to have at that time of year. Jez was incredibly accommodating and exceeded all our expectations in providing a bounty of treats that really made this stay truly special. Whitstable had several great restaurants within walking distance but the house was so well equipped there was no excuse not to cook. Every possible detail has been considered by the kind and friendly host.

Jan P - Visited September 2017 ***** Fabulous sea front home Stayed a week after daughter 's wedding. 5 adults and 1 toddler. Excellent location for frequent trips to the sea literally on the doorstep. Grandson loved filling bucket with pebbles and didn't miss sand at all. In fact it was a lot less messy! Easy flat walks. Lots of runners and cyclists along the path in front but not a problem. Bikes available to use. If you forget to bring something don't worry this house will have it! Equipped with everything you need . We didn't find a dustpan but didn't look too hard! This house feels like a home. It's spacious but cosy .Real fires. Plenty of candles. Piano!Comfy sofas and beds. Some uneven floors add to the charm ( no it's not that 3rd glass of wine) The bathroom is small but with an extra loo and sinks in the bedrooms this wasn't the problem we had anticipated.The downstairs bedroom is dark but a bit of pruning of shrubbery would allow a sea view. Likewise when sitting on the sofas the view would be greatly improved if the hedge and rose bush was cut lower. Views from upstairs are fabulous.Welcome flowers and wine ,fresh milk for that first cuppa and even homemade cake when we arrived. Jez met us and showed us round. Even laid a fire ! And offered a wedding car in case it rained and we couldn't walk to the venue. Really amazing service! We had a wonderful visit and Kiora was even more than we hoped for. My daughter and bridesmaids got ready for the wedding there instead of in her bland hotel room and we all walked along the seafront in the sunshine. Perfect! Hope to return.

Holiday Reviewer - Visited July 2017 ***** Fabulous house by the sea Kiora is the most amazing place. We walked from whitstable station and found kiora nestling in amongst the trees with idyllic sea views from the beautiful garden. From the moment we weary travellers arrived (four young adults, two stressed out parents and an old plodding dog) we were treated like old friends by the lovely Jez who greeted us with cake and wine! The house is spectacular. It's infused with the rhythm of the sea and you start to relax, breathe deeply and tap in to the calming ambience that kiora evokes. There is nothing you could want for that Jez hasn't provided. Every utensil a kitchen requires, fresh flowers, fruit, candles, beach towels, bikes, deckchairs. And, wait for it, a baby grand piano! Whitstable town is a gentle stroll away. Full of interesting shops, quaint pubs, a wonderful gin bar and plenty of restaurants. It's lovely to sit outside The Neptune and watch the sun go down. I don't think there is ever a bad sunset in Whitstable! I can't recommend Kiora highly enough. It's an enchanting house and garden. We felt so rejuvenated by the end of our stay. I can't wait to return next year.

Andy Wendy Price - Visited May 2017 ***** Increditable location, wonderful facilities, made this a perfect familly holiday. Kiora is a 1900's detached house which has been lovingly cared for to create a perfect secluded family holiday home, only a few yards from the beach. The garden with its own tables and chairs is a private haven, not overlooked but with views out over the sea and ideal for outside meals and relaxation. The property is fully stocked with every conceivable item you might need for your stay and the owner Jez is always available to give any help or advice you might need. His parents renovated the property as their family home many years ago and his love of the building and its location is very clear to see. Our group of 6 adults and 2 children under 8, have never had such a perfect family holiday week before. The cars never left the private garage and parking space because there was so much to do and enjoy and all within walking distance. Granddad was even seen riding one of the bikes that are kept in the summer house, along the promenade. His first ride for 50 years! We will be returning to enjoy Kiora, its beech, the local restaurants, the small independent shops, bike rides, cricket matches on the prom, crab fishing and many other attractions. Thank you Jez.

Dianael Bourne - Visited April 2017 ***** Most wonderful home from home right by the sea! We had a wonderful week in Kiora at the beginning of April. Everything about our stay was perfect, actually more than perfect, it was special! The environment was unbelievable – step out of the gate, over the little promenade and you’re on the shingle beach. Tankerton shops were within a few minutes walk, and Whitstable itself is only 10 minutes stroll away. But the location is just a part of why we loved our stay so much. The house itself is stunning; a lovely country style kitchen full of quirky details - like the beautiful fun cat tiles and rustic pots on display above the wood burner. There is a table in the kitchen, as well as a dining room with gorgeous sea views and a bookcase filled with interesting books to read. Not to mention the comfy sitting room with grand piano, another log fire ready laid, more amazing sea views, and access to the beautiful garden which felt like a secret paradise - honestly you have to see it to believe it! There is a bedroom downstairs, a bathroom and another separate toilet. Then upstairs there are three more bedrooms with wonderful views of the sea and the sunsets. But what made it extra special (as if that wasn’t special enough) was the real home-from-home feeling – the style and attention to detail throughout the house was spot on - kitchen cupboard fully stocked (with herbs, spices, tea, coffee, and lots of other goodies) - extra touches like fresh flowers in beautiful vases, fruit in the fruit bowl, wine in the fridge – the porch had everything we could want for a day on the beach - and we had such a warm welcome from the owner, Jezz - even bringing a homemade cake! It felt like home away from home (only much nicer!) and can’t praise it enough - we’ll be back!

Marc T - Visited March 2017 ***** Beautiful house in a stunning location Stayed at Kiora for my 50th birthday with a group of friends in March 17 and had a really lovely time. Kiora is a charming, spacious, comfortable period house which is full of character with a stunning beachfront view of Tankerton beach in Whitstable. The house is clean and tastefully decorated throughout and has a very well equipped kitchen if you want to self cater. As well as overlooking the beach the house is surrounded by a beautiful enclosed garden with a private terrace which must be amazing in the summer but during chilly March we made use of the log fire which kept us warm and cozy after long walks on the beach. The owner Jez was really friendly and helpful and made sure we were well looked after. Would definitely book the property again!

It's ideal for walking into Whitstable to the many restaurants and shops. We enjoyed spending time by the open fire watching the waves come in. Our kids loved the big toy cupboard. We will definitely go back!

The location is stunning, with fabulous views of the beach and the amazing Whitstable sunsets. The patio area is the perfect place to relax with a G&T or a coffee. The owner, Jez was a great host even providing cake and wine on arrival. Really nice to meet the owner rather than just collect keys from a shop. Can't say enough good things about this amazing place! So sad to have left. Looking for excuses to return!

JannerBloke - Visited June 2016 ***** Great family house for a holiday. We came in mid June for about a week with three generations. It's a lovely early twentieth century beachside house, well equipped inside and out, with four spacious simple comfy bedrooms and a lovely half book lined dining room, a relaxing dual aspect sitting room with baby grand and a kitchen with a usefully stocked store cupboard and ample provision of every kind of kit necessary for all foreseeable catering and laundry. We somehow knew there would be a jigger and there was. Two push bikes and all that you need for beach games and general play. No problem bringing our dog. Here you can live with all the delights of your own home and more. Cannot recommend too highly. The owner tended to us on arrival and departure, was helpful and affable with some practical and wholly successful suggestions about wonderful places to eat drink shop and booze. We could not have had a better experience of this type of holiday.

The house is in the perfect location and couldn't be closer to the sea and The Street at low tide. The four bedrooms are good sizes with great beds and it is nice to have sinks in all. The outside space is lovely and we will certainly be back in bbq season! Jez made us very welcome and loved the home made cake. Would have been nice to have an upstairs bathroom but wouldn't let it spoil the otherwise faultless stay! Thanks jez

GoPlaces - Visited March 2016 ***** The perfect coastal getaway We absolutely loved everything about Kiora. Its location is stunning with sea views from every bedroom upstairs. We were there for 4 days over Easter and loved going for long walks during the day and cosying up by the log fire at night. Everything you need is in walking distance, including the fish market, restaurants, pubs and tesco express. Jez was an incredible host and even baked us a cake for our arrival! We will definitely be going back - I can see this becoming a regular favourite.

Lianne A - Visited September 2015 ***** A very chilled and relaxing vacation When we arrived at our accommodation we met Jez the owner who was very friendly and welcoming and showed us around the place. It has the wow factor being so close to the beach and being able to have breakfast with the sea view. It has plenty of rooms and if the weather is a tad chilly there is an open fire in the living room, which was used on occasion. We enjoyed our evenings listening to the sea and if their are any budding pianists there is a Baby Grand, which was part of the reason we booked Kiora, along with the view and it's location.

Starchfromithaca - Visited June 2015 ***** Truly Outstanding Property! This is a very special home, and we had the good fortune to find it for a very special family event. Our daughter was married on July 3rd on the beach in front of Kiora. We arrived at Kiora about a week before the wedding. Our intention was to have a nice large comfortable place for family and friends to stay, relax, and celebrate. The photos that we had seen of the property are very accurate, however they cannot transmit the warmth, calm, and contentment that you feel in this home. The house is sited on the side of hill facing the sea, about 30 feet from the shingle beach. It is very private, as it is surrounded by a low wooden fence, hedges, and private terraced gardens. The house flows beautifully from inside to outside. The living room has french doors that open out onto a large terrace with a large dining table, and various seating areas. Not only are your immediate surroundings beautiful, but you are also overlooking a glorious seascape. The house has 3 bedrooms on the 2nd floor. There is a large bedroom on each side of the house, with a king/Queen size bed, and a smaller one in the middle, with 2 twin beds. The fourth bedroom is on the first floor, tucked away in a quiet corner. I was a bit concerned about the specifications saying there was only one bathroom, however every bedroom has a sink, thereby eliminating a significant amount of time that one person needs to monopolize a single bathroom. In addition, there is a second small room tucked in next to the full bathroom, with just a toilet. Brilliant! There were never any complaints about bathroom queues. The house is very well equipped with cooking utensils, towels, sheets, etc. It has reliable internet service. There was a TV in the living room, but we never turned it on. In fact, we move it into a closet for our stay because it just didn't fit the atmosphere. There is a small stereo, in the dining room. That was really the only disappointing element, I would have liked to have had music in the living room, and on the terrace. The house is located approximately a half mile from the center of town. It is an easy, and refreshing walk to restaurants, and shopping of any kind. The house is accessed via a private road, with a locked gate. This was a nice surprise, and results in no traffic, and a very peaceful existence. Dealing with the agency that handles booking was very easy. They are very efficient, and professional. The owner, Jez, is a super-nice guy. He met us upon arrival and showed us around, and helped us get settled in. He gave us his cell number to reach him if we needed anything. We did have a few questions while we were there, and Jez was very responsive. We hope to revisit Kiora regularly in the future. I would recommend this property confidently, and whole heartedly to anyone searching for accomodations in Whitstable.

Anna Hayman - Visited April 2015 ***** Most relaxing place I've ever stayed. If you want a rest - go here. Being on the beach, the town up the road, the house, everything was lovely. It had a feeling of promoting relaxation and genuine enjoyment of the setting. Lots of old pine, high ceilings, a circular sort of house, the rooms flow easily from one to another with a feeling of space and calm. All clean- lots of books, piano, play stuff for kids inc. games. Lots of hot water, decent towels. Lovely.

Funcgodzilla - Visited April 2015 ***** Our spiritual home Kiora is a truly wonderful dream house in a beautiful matured woodland garden right on the shingle beach overlooking the picturesque “Street” a shingle causeway that magically appears at low tide. Built at the turn of the century (1900) the house is full of seaside charm with open fires and antique furniture including a lovely Baby-Grand piano in the lounge with a great view of the sea, as there is from almost every room. Jez looks after you wonderfully, he collected us from the station and ferried us back the house and left us with a nice bottle of wine after letting us in on all the great walks, pubs, restaurants nearby, not forgetting the picturesque Whitstable Harbour with its handy fish market. All in all you really couldn't ask for a lovelier house, in a incredible location, location, location!

Ruth H - Visited April 2015 ***** Bracing stay at Whitstable Bay What a fantastic welcome we received to this idyllic cottage on the sea front. Jez is a top bloke; he helped us with our luggage, provided a comprehensive tour, and even provided a chilled bottle of Chardonnay and a home made cake. Lovely accommodation: real fires, lots of light through white drapes across wooden floorboards. A mini grand piano, if you like to tinkle on the ivories. Views of the Isle of Sheppey and out across 'the street' (a kind of low tide spit). Lots to do in Whitstable and Tankerton, both within 10 minutes walk.

All creature comforts are provided for, from deck chairs for the beach to logs for the open fires. The owner was amazing and so helpful, we even had a homemade cake and bottle of wine on arrival. Would recommend!

Anna S - Visited December 2014 ***** A cosy, well equiped house in a stunning location We loved our New Years Eve stay in Kiora. The house was spacious & cosy for our group of 8 friends & two babies. It's really well equipped kitchen. The views are stunning. The house feels private yet well connected as it's a 10 min walk to Whistable or 10 mins to Tankerton. Great walks, pubs, fish market all in easy reach. We couldn't have asked for anything more!

Andrew G - Visited December 2014 ***** Stunning house, perfect location Kiora is a beautiful house and the location is breathtaking, you couldn't be closer to the beach. A group of eight of us have just returned from a pre-Christmas break at the house, and every element of it was a delight. It's a really good sized house, with a big dining room and kitchen and a beautiful lounge with baby grand piano and real log fire. The little touches made a big difference, from the lovingly put up Christmas decorations to the homemade cake waiting for us on arrival and excellent service from the owner - we felt incredibly welcome and looked after. Location wise, you wake up to the sound of the sea and see it from almost every window which is amazing. The bedrooms are all a great size and it's very well equipped with everything you'd ever need. An amazing house for a festive winter break, and I imagine just as amazing for a summer break by the sea. We'll be back.
